How We Select and Price Each Property
A property only enters our portfolio when it meets our internal condition and documentation standards.
Before any property appears in the Pandaxcloud portfolio, it passes through a structured intake process. Our team conducts an on-site inspection against a 24-point checklist covering structural condition, electrical compliance, water and sewage connection, and legal title status. Properties with unresolved liens, irregular constructions, or missing habite-se certificates are not accepted until the owner resolves the irregularity. Once accepted, we produce a formal comparative market analysis and set a list price within a defensible range — typically within 3% of the final transaction price for properties sold within 60 days. This discipline means fewer price reductions mid-listing and faster, cleaner closings for both sides.
